OKC buyers have always been about negotiation

The data just doesn't lie. Central Oklahoma is about buyers not paying the sticker price and its been that way for a long time. Take a look at this chart showing the list price vs the selling price for each year for the last 10 years.




You can clearly see a large downward price negotiation gap. This is normal for this area and it based on sound market economics. The economics of Oklahoma City are almost always anchored to affordable logical choices. Value based buying. It's the good home for a good price mentality that has brought 20,000 plus people here a year for the last decade. So when its your turn to get into the home buying mode make sure your realtor is equipped to negotiate the best value for you!
